I’ve talked about Baselane before as a strong pick for banking and bookkeeping for real estate investors. But here’s what I didn’t get into: the property management side of the platform.

The banking and bookkeeping modules are the foundation. I’ve been using those for my own portfolio and they’ve been solid. Today I want to dig into that third piece, the property management module, which is what a lot of self-managing landlords are actually asking about.

Before anything else in Baselane works, you need to add your properties. It’s a quick process. You select the property type, add the address, and the platform fills in the location details automatically. You can also log your financial details right here, including your loan balance and purchase price. That’s useful context to have in one spot, especially when you’re running performance numbers later.

This setup step feeds into both your bookkeeping and your property management workflow, so it’s worth doing right from day one.

This is the feature that honestly impressed me the most. Baselane has a smart screening option that gives you a full picture of an applicant before you hand over the keys.

Here’s how it works: you set up the screening for a specific property, enter the rent amount, and indicate whether the property is owned by an LLC (which matters for how the screening displays to the applicant). Then you send the invitation directly to the applicant by email or via a shareable link.

“The tenant pays for the screening. You don’t. That’s a $50 package that covers eviction history, criminal background, credit, and income verification. And that income verification is the piece I really like.”

The income verification works through Plaid. The applicant links their bank account and Baselane can verify whether the income they reported actually lines up with what’s in their account. In a world where fake pay stubs take about five minutes to make, this is genuinely valuable. If someone claims they make $5,000 a month, you can actually confirm it.

The full screening report includes:

  • Applicant identity verification, including ID upload and a selfie match
  • Credit report
  • Eviction history
  • Criminal background check
  • Bank-verified income confirmation via Plaid

My personal rule: if I see an eviction, it’s a no. Criminal history depends on the situation. But having all of this in one clean package, paid for by the applicant, is a real time-saver versus cobbling together multiple screening services.

Yes, you can send leases through Baselane. A few ways to do it:

  • Upload your own lease and collect e-signatures through the platform, free to use if you have the document already.
  • Use Baselane’s state-specific templates for $10 per lease. The lease is generated based on the state where the property is located, which matters because landlord-tenant law varies wildly by state.

You select the property, add the tenant (either from your existing tenant list or create one on the spot), and the lease pulls in the relevant details. You can preview the template before sending. Clean, straightforward, and it keeps the whole tenant onboarding process in one system.

This is probably the module most self-managing landlords come to Baselane for. Once your properties and tenants are set up, you enable rent collection for each property, set your lease terms, and tell Baselane where you want the money to go.

From there, your tenants get access to their own portal where they can make payments. On your end, the rent collection dashboard shows you:

  • Upcoming payments and what’s currently processing
  • Past-due balances
  • Late fee setup and the option to waive fees per tenant
  • Full tenant ledgers you can download and share
  • A rent roll you can export (lenders ask for this constantly)

That last two points matter more than people realize. If you’re applying for a DSCR loan or working with a lender on your next deal, they will ask for a rent roll and tenant payment history. Having that exportable directly from your software saves you a scramble.

How to Set Up a Baselane Workflow That Actually Works

The tool is only as good as the system you build around it. Here’s the workflow I’d recommend for a self-managing landlord getting started:

Open Your Banking First

Set up a dedicated Baselane checking account for each property (or at minimum, one per entity). This is the foundation. Every rent payment and expense runs through here, which is what makes the bookkeeping actually automatic.

Add All Your Properties

Input your property details including address, type, loan balance, and purchase price. Link each property to its corresponding bank account. This connection is what makes transaction categorization work at the property level.

Set Up Rent Collection Before the Next Lease Start

Enable rent collection for each property. Set your due date, late fee structure, and where the money deposits. Send your tenant a portal invitation so they’re set up and know how to pay before day one.

Is It the Right Tool for You?

Here’s my honest take. Baselane makes the most sense if you are:

Good fit if you…

  • Self-manage and want one system for banking, books, and rent
  • Have 1 to 10 properties
  • Want your bookkeeping to mostly run itself
  • Need clean lender-ready reports without extra work
  • Want tenant screening without paying out of pocket

May not be enough if you…

  • Need work order and maintenance tracking
  • Have a large portfolio with complex entity structures
  • Require robust multi-user accounting workflows
  • Already have a property management system you love

The biggest limitation right now is work order tracking. If you need a system that handles maintenance requests and vendor communication, you’ll need a separate tool for that piece. Baselane doesn’t do it. That’s not a dealbreaker for every investor, but it’s worth knowing upfront.

What it does really well is the combination of FDIC-insured banking, real estate-specific bookkeeping, and now a property management layer that keeps everything connected. For a newer investor or someone managing a small to mid-size portfolio, that consolidation is genuinely valuable.

If you are using a spreadsheet right now and manually tracking every transaction, Baselane will feel like a massive upgrade. If you’re at 10 or 15 units with multiple LLCs and a bookkeeper, you might find the reporting depth a bit light and want to look at REI Hub or QuickBooks alongside it.
